RENTING FAQ'S

We will need three years address history from you and a complete credit check on each tenant. We will also need an existing reference from your current landlord or letting agent (if you are currently renting) as well as a written reference from your employer or submitted accounts if you are self employed.

 

An assured short-hold tenancy lease is what you will sign to agree to stay in the property. It means that you can stay in the property for the duration of the lease agreed, providing all obligations are met. If the landlord wishes to end the tenancy you will be given sufficient written notice depending on the nature and timing of your tenancy.

We will inspect the property to ensure it is not in need of repair and that it is being taken car of correctly. This also gives you the opportunity to raise any concerns or requests you may have. These will be done at a reasonable time and frequency not to cause problems for you as a tenant. You will be given ample time to be aware of any inspections.

If there is a maintenance issue please do contact us as quickly as possible. This will help us to help you as quickly as we can. We work with trusted, professional, tradesmen who will be alerted to any issues that need attention. If there is a preventative measure you can take this should be done to prevent any further damage or problems in the future.

This is on a case by case basis, depending on pet, and landlords preference. Please let us know upon enquiring about one of our properties.

Yes! We strongly advise you consider taking out tenant insurance, which covers you for any accidental damage to the landlords contents, buildings, and fixtures and fittings. Give us a call and we will put you in touch with our insurance partners who can answer any questions you may have.

Your deposit will be 5 weeks rent (including your holding deposit) and will be held in the Tenancy Deposit Scheme for the duration of your tenancy. It will be returned to you at the end of the tenancy providing the property is in good condition beyond fair wear and tear.

You are responsible for ensuring the rent is paid on time and in full. We have facilities to enable you to establish a standing order in which the payments will come directly from your bank account straight into ours. If you have any questions about this process please do ask.

Unless stated in your tenancy agreement you will be responsible for the council tax and all other utility bills for the property (Gas, electric, water etc). You can choose your supplier and ensure the accounts are closed when you leave.

To reserve a property, you will have to pay a holding deposit. This takes the property off the market while all other processes are completed. Providing this goes smoothly the holding deposit cost goes towards your total deposit which will need to be paid before you move into the property. If through the referencing process any false information is given, and either you or your guarantor withdraw your application you are at risk of losing your holding deposit. If circumstances change due to the landlord’s decision, it will be returned to you in full

Tenant Fees

Holding deposit (per tenancy): One week’s rent to reserve the property. This can be withheld if any relevant person, including any guarantors withdraw from the tenancy, fail a Right- to-Rent check or provide any false or misleading information through the agreement process.

Security deposit (per tenancy): Five weeks rent.  This covers damages or defaults on the part of the tenant during the tenancy in excess of fair wear and tear.

Unpaid rent: If you fail to pay your rent on time you will be charged interest at 3% above the Bank of England base rate from rent due date until paid. This will not be levied until the rent is more than 14 days in arrears.

Lost keys or other security devices:  You as a tenant are liable for the cost of replacing any lost keys or other security devices. If it results that the locks need to be changed, the costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to you, the tenant. If extra costs are incurred there will be a charge of £15 per hour inc. VAT for the time taken replacing lost keys or other security devices.

Variation of contract – tenant’s request: £50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

Change of sharer – tenant’s request: £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination – tenant’s request: Should this be requested; it is the landlords decision as to how to proceed. No extra charges surpassing the remaining rent, for the remainder for the contract, can be charged.
